Leeming is one of Perth’s established southern suburbs, gazetted in 1971 and largely built out through the mid-1970s and 1980s. Many homes here are now approaching or past the 50-year mark, so ageing pipework, corrosion and hot water systems reaching the end of their working life are common, alongside the wear that comes with mature gardens. Leeming also sits on the sandy, free-draining soils typical of the Jandakot groundwater area, which shapes how stormwater and reticulation systems behave here compared to newer estates on heavier clay. Our team has plenty of experience working across established homes of this era, delivering practical, long-term fixes.
When you call Ausco, you’re choosing a Leeming plumber who understands the local area and delivers dependable, straightforward service every time.
Leeming’s established homes and sandy local ground conditions create a familiar set of plumbing challenges:
Homes from Leeming’s original 1970s and 1980s development are now decades old, and pipework from that era can develop corrosion, leaks and reduced pressure. We assess and upgrade systems to restore reliability.
Decades of established gardens across Leeming can lead to root intrusion into underground pipes. We use CCTV inspections and high-pressure jetting to clear blockages and prevent recurrence.
Older or heavily used hot water systems in established homes can become unreliable over time. We repair and replace units to restore consistent performance.
Leeming’s free-draining, sandy ground is typical of the Jandakot area, and older reticulation and stormwater connections can shift or fail over time. We identify weak points and implement practical drainage solutions.
We offer a range of plumbing and gas services in Leeming , delivered by licensed professionals with a focus on reliability and quality.
View review on GoogleMy hot water pressure was very low. Turned out I needed to replace my hot water system which was 16 years old…Josh installed a brand new one, took away the old & my hot water pressure is PERFECT! View review on GoogleI had a major water leak and contacted Ausco. After explaining the issue over the phone, they quoted me a price and locked in a time to repair. Not only were they on time to repair but they also charged me less than quoted as the repair took less time than expected. Highly recommend this business.

View review on GoogleMark came to our rescue after we had a pipe burst in the first week of the year, leaving us without water. I found him through a google maps search and he was able to fit us in the next day. He was super professional, explained every step and the price was reasonable considering it was an emergency job. Even the insurance people told us he had done an excellent work. Thanks Mark

Absolutely. We use CCTV drain inspections to confirm root intrusion and high-pressure jetting to clear the blockage and reduce the chance of it recurring.
Signs include inconsistent water temperature, reduced hot water supply, strange noises, leaks or rising energy bills. We can assess your system and recommend whether repair or replacement makes more sense.
It can, particularly for gas fitting compliance or larger works needing a permit, since Leeming is split between the City of Melville, City of Cockburn and City of Canning. We know which council covers your street and handle the right approvals so you don't have to work it out yourself.
